Selling your home in Toronto? It’s a big deal—and yes, there’s a process (a few steps, a little strategy, a touch of hustle, and a lot of coffee). Even if you’ve done this before, things change fast in this market. And if this is your first time? Deep breath—I’ll walk you through it from “Should we list?” to “We sold it.”
Here’s how I guide my sellers through the process—start to sold:
1. Pick your Realtor (hi, me).
Not all agents are created equal. You want someone who understands your neighbourhood, your buyers, and your goals—and who treats your listing like more than just a door count. When we meet, I’ll walk through your home, ask questions, and start mapping out a plan. It’s also our vibe check: are we a good fit? (Spoiler: probably.)
2. I’ll pull the data receipts (aka market analysis).
I’ll do a deep dive into comparable sales from the past 2–4 years, MLS home price index, local trends, market shifts, and buyer demand. You’ll get a smart, data-backed valuation that reflects where your home sits in the market right now—not where it sat last year.
3. You’ll get a consult with a pro stager—on me.
I’ll book my go-to stylist/stager for a full walk-through and strategy session. You’ll get tailored advice on layout, flow, paint, lighting, art—everything. Then we’ll decide what to implement, based on your time, energy, and ROI.
4. Prep time: clean, declutter, zhuzh.
This is the hands-on part. We’ll roll up our sleeves (me included) and make your home show-ready. Decluttering, staging, maybe painting, maybe a pre-listing inspection—whatever gets you the best possible result. This is where presentation becomes profit.
5. We price it strategically.
Price is a weapon—and I know how to use it. We’ll review comps, buyer psychology, and the current market pulse to land on a list price that drives attention *and* maximizes your return.
6. I launch full-scale marketing.
- Photos: Professional. Magazine-quality. Always flattering. Never over-edited.
- Video Tour: For some listings I bring my documentary background into play to craft a scroll-stopping, story-driven lifestyle film that shows more than just square footage.
- Marketing Push: Custom feature sheets, targeted online campaigns, social media blasts, listing syndication, and personalized outreach to my buyer database.
7. We go live.
Showtime. The listing hits the market, and I work behind the scenes to make sure it lands in the right inboxes, DMs, and showing calendars.
8. Showings + open houses.
Buyers (and their agents) book showings and come through. After every visit, I follow up personally for feedback. I also host strategic open houses—think serious buyers, not just neighbourhood snoops.
9. Offers + negotiation.
Whether we’re reviewing offers as they come or setting a specific offer date, I’ll walk you through every detail. We’ll sit down, go through the fine print, and I’ll handle the negotiations to get you the best possible result.
10. We’ve got a deal.
Once you’ve accepted an offer, it either goes firm right away or has a few conditions (like financing or home inspection). Once those conditions are satisfied, it’s firm. Pop the bubbly—we’re officially sold.
11. Leading up to closing.
Your lawyer takes the lead here—handling the paperwork, funds, and key exchange. I stay available in case anything needs troubleshooting or explaining along the way.
12. Closing day.
Make sure everything included in the deal is left behind and the place is handed off in great condition. If any issues pop up (they rarely do, but still), I’m just a call away to help smooth things out.
