This is your most important first move. And no, you don’t have to work with your cousin’s friend’s dog groomer just because they’re licensed. You want someone who *gets* you, knows the neighbourhoods, and can confidently walk you through the chaos. Let’s meet. No pressure—just vibes and strategy.

2. Lock down your financing.

You don’t need to become a mortgage expert—you just need a solid pro on your side. I’ve got trusted mortgage brokers who will help you figure out your budget, get you pre-approved, and explain all the numbers without sounding like a spreadsheet. Please don’t just walk into your bank branch and accept whatever rate you’re handed. You’ve got options.

3. Start the hunt.

This is where it gets fun. We’ll set up a custom search so new listings hit your inbox daily—and then we hit the pavement. Showings, open houses, virtual walkthroughs—whatever your schedule and style, we’ll make it work. (Yes, snacks are encouraged.)

4. Craft your offer like a pro.

Found “the one”? Amazing. Now it’s time for smart strategy. Whether we’re up against five offers or flying solo, we’ll go over pricing, conditions, closing dates, and all the details to make sure your offer stands out—without overpaying or panicking.

5. Enter: negotiation mode.

This is where experience matters. Whether we’re dealing with a bully offer, back-and-forth signbacks, or some last-minute curveballs, I’ve been through it. I’m a Master Certified Negotiation Expert (yes, it’s a thing), and I know how to get creative, firm, and fair—all at the same time.

6. The deal gets done (!!!).

Offer accepted? You’ve officially got yourself a new home. *Cue champagne pop.* Depending on how we structured things, you’ll either be sold firm or have a few conditions to work through—like a home inspection or financing finalization. Either way, we’re almost there.

7. Conditions (if any) get handled.

8. Prep for closing day.

Your lawyer (don’t worry—I know some excellent ones) will help you handle the paperwork, payments, and logistics. You’ll bring a certified cheque, sign some forms, and basically become an adult if you aren’t already in the most official way possible.

9. Closing day magic.

The big day arrives. The keys are yours, the home is officially yours, and I’m just a text away if anything feels weird, wonky, or confusing. (Like when the thermostat has 4 settings and none of them are “comfortable.”)
